ACQUISITIONS AND BUSINESS DEVELOPMENT
Continually analyze landlord's assets. Conduct economic studies to maintain up-to-date information on holdings and recommend capial improvements, management plans, and additional purchases, sales or exchanges.
Direct due diligence activities related to acquisitions. My recommend deal structures or modifications as well as follow-up steps to maximize earnings and cash flow.
Conduct feasibility analysis on new sites under consideration for purchase and/or development.
PROPERTY/ASSET MANAGEMENT
Direct and develop overall operational, financial, and business strategies for property management operations. Responsible for achievement of optimum operational, financial and business performance of each property.
Maintain facilities in clean and orderly condition.
Manage and direct the inspection, maintenance, and repair functions in areas of HVAC, electrical, plumbing, etc.
Assist, advise and guide in areas of security regulations and procedures. Coordinate contacts with outside law enforcement agencies.
Responsible for all operational and financial aspects of a property. Results are achieved by facilitating the optimum performance of the property in areas such as leasing, collections, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and landlord's policies.
Manage and direct all property accounting functions and the preparation of related reports and statistics including full service accounts receivable and accounts payable (rent collection, bill paying, NNN budgets and calculations).
Responsible for collections, bills, budgets, and compilation and analysis of reports and statistical statements.
Direct and coordinate the efficient management of administrative services.
